location was perfect - right across the road from the railway and bus stations.room perfect and very clean. selfcontained kitchen was a great bonus.

Directions from Vaparetto to Hotel are not the clearest, there are several 'Calle del Fornos' in Venice - and we found a few of them.Probably best just to ask people and persevere with the maps (smaller streets tend to be missed off most maps I saw!) or if you prefer an easy ride book a water taxi from Piazzale Roma/train station or the airport, as there is a jetty which leads right up to the front door (although at a guess you won't get much change out of 30-40 euros).Otherwise a very friendly hotel/guesthouse which is a peaceful retreat from the bustle of Rialto etc. Try and get a room overlooking the courtyard/Grand Canal (we stayed in the Tiziano room and this did).Continental breakfast 8-10am with fortifying cups of coffee and red orange juice (not strawberry juice in case you were confused).If you're thinking with your head rather than your heart for a minute, one tip would be to share a gondola with other willing customers - they can seat up to 6 (c. 90 euro in total for 45 mins daytime).Venice highlights include Piazza San Marco at night (romantico!), Basilica and Campanile on a clear day and frankly just generally wandering about, taking it all in and stopping for coffee.

the room looked nice enough but it really smelt. if you don't mind old damp smells, its for you. good location and friendly staff. bathroom was nice and clean

We arrived late in the evening because our flight was delayed and the manager seemed annoyed that he was inconvenienced by the delay. The bathroom was up a flight of stairs, which was not clear when booking online. Also, not very convenient during the night, especially since stairs were not carpeted (slippery). Staff not available 24 hours a day so if toilet paper or towels are needed, this is a problem. We were completely lost all the time, including the initial arrival. Directions were very poor, and no one knew where the hotel was. This was very frustrating especially at night. The room was cold and there were no extra blankets (or pillows). There was no wastebasket in the room...only in the (upstairs) bathroom, so all trash had to be kept on the floor unless you wanted to make constant trips upstairs. The room was moderately clean except for the floor which never appeared to be swept and you could see garbage (not ours!) under the furniture.

Definitely ask at the tourist information to mark where this hotel is on a map for you as we tried lots of streets with the same name and this one isn't named on the main tourist maps. A lovely hotel, room had aircon and a view of the grand canal. Very friendly service, allowed us to leave our bags during the day after checking out.
